CHECK IN AGREEMENT
CHECK-IN TIME: Between the hours of 4:00PM and 10:00PM Eastern Time
CHECK OUT TIME: 10:00AM Eastern Time
Early arrivals may be asked to wait until 4:00PM to check in. Special arrangements must be made at least 48 hours in advance for check-ins after 5:30PM. A rate of $20.00 per hour will be assessed for all check-ins after 10:00PM starting at 10:01pm. Sorry no pro-rates. Emergency phone number 321-695-9233. Please adhere to the posted checkout time, unless otherwise extended by written agreement. Ventura Resort Rentals. Inc shall have the right to take immediate possession of the unit in the event of non-payment and or holdover.
All properties must be vacated by 10:00 a.m. Any guest(s) who have not vacated the All properties must be vacated by 10:00 a.m. Any guest(s) who have not vacated will be assessed a fee of $20.00 per hour (Sorry rate will not be pro-rated).
CHECK IN LOCATION: Please register and receive keys at Ventura Resort Rentals. Inc (VRR) Front Desk, located at 5946 Curry Ford Road Orlando, Florida 32822. Our office hours are 8:30AM to 5:30PM Monday through Saturday and 10:30am to 5:30pm on Sunday. Keys are to be returned to this same location unless directed otherwise. Your balance is due 14 days prior to arrival.
CONFIRMATION: Reservation is for the term and total indicated. Guest(s) understand should the unit assigned become unavailable for any reason, every effort will be made to assure a comparable accommodation and no refund would apply for the substitution. All guest(s) using any Community or Private Amenities assume full responsibility for injuries or damages caused personally and to the property and will be charged for damages. Complaints of malfunctioning equipment, community amenities or temperature of pool waters are not entitled to a refund.
RECIEPT IS ACKNOWLEDGED: Guest(s) confirm Reservation Deposit on confirmation is accurate. Interest earned, if any, will accrue to VRR.
CANCELLATIONS: A $25.00 processing fee is charged on all reservations in addition . Verbal notice of cancellations will be accepted, provided, it is confirmed in writing. The cancellation policy is as follows: 14 days or less notice: full forfeiture of rent and deposit; 15-60 days: $150.00 cancellation fee; 61-90 days: $75.00 cancellation fee; 91 days or more: $50.00 cancellation fee.
DAMAGE WAIVER FEE: A $35.00 damage waiver fee is charged on all reservations. This damage waiver fee protects you against unintentional, non-structural damage inside the rental property up to $150.00. Damage(s) must be brought to the attention of a Ventura Resort Rentals Inc management representative upon the damage(s) occurring in order to be protected under this waiver.
RESORT FEE: Applicable to each reservation is a resort fee of $1.50 per day for rentals of less than 30 days and $25.00 per month for stays of 30 days or longer for use of all amenities. The resort fee is a non-negotiable item and is non-refundable due to early departure.
RESERVATION DEPOSIT: Guest(s) understands and agrees: the $250.00 deposit will hold/reserve my accommodation. Upon my arrival the credit card (if applicable) used at time of booking needs to be present and the funds will be applied to offset my rental balance. In the event of a cancellation or a no show the above stated cancellation policy will apply.
OTHER EXPENSES: All furniture and items in the condominium, townhouse or home are the property of a private owner. No items from one condominium, townhouse or home are to be left in another condominium, townhouse or home upon departure. I understand if there are any items missing or damaged in the condominium, townhouse or home, guest(s) will be held responsible for the repair(s) and/or replacement(s).
Guest(s) also understand that there are to be no outstanding balances upon checkout (i.e.: unpaid extra phone charges, extra cable charges, resort fees, electricity (over $150.00) per month for condominiums or townhouse and (over $225.00) for homes, rent, extraordinary cleaning services, repairs, fixtures, carpeting, paint, etc. In this event, guest(s) authorizes Ventura Resort Rentals, Inc to charge credit card on file for any damages, repairs, missing items or unpaid bills.
RULES AND REGULATIONS: Guest(s) agree to occupy the unit assigned to me in a quiet and dignified manner, locking all doors and windows and protecting its contents against damages, loss or theft and shall obey all the rules and regulations of the Community. I agree and hereby indemnify and hold harmless Ventura Resort Rentals. Inc or any Association, its employees or owners from and against all claims, suites, damages, costs, losses and expenses arising from injury to any person or property occurring on or about the premises relating to the performance of this agreement Ventura Resort Rentals, Inc will not be held responsible for any personal items left in the unit. Guest(s) fully understand that any personal property remaining in the unit after it has been surrendered, abandoned or vacated will be disposed of as Ventura Resort Rentals, Inc, deems best.
REFUNDS: All condominiums, townhouses and homes are privately owned. Rates, descriptions, bed sizes, inventories and furnishings are subject to change without notice. We make every effort to keep each property and its equipment in good working order. In the event of a breakdown, we will strive to make repairs as soon as possible. Neither the rental agents nor the owner will be obligated to provide replacements nor give refunds for the failure or absence of any item, or for any public utility. No refunds are given for early departure due to planned or unplanned events or due to inclement weather.
NUMBER OF OCCUPANTS: Guest(s) agree this agreement is for the number of people specified. If additional occupants are found in the unit, it will constitute a breach of the agreement. All guests will vacate the unit immediately and forfeit all money collected including all deposits. Guest(s) will be held further responsible for all damage sustained, fines, lost revenue or attorney's fees. Under no circumstances will guest(s) allow more than 4 people (one bedroom), 6 people (2 bedroom), 8 people (3 bedroom), 10 people (4 bedroom), 12 people (5 bedroom), 14 people (6 bedroom) to occupy a condominium, townhouse or home.
SUPPLIES: Each rental property provides: Bed and bath linens. There will be an initial roll of toilet tissue per bathroom, one roll of paper towel in kitchen and a small bar of bath soap per bathroom. We are not obligated to provide, replace or give refunds for the failure of these items or of other small appliances. Bed sizes are given upon request. Please note that sofa sleepers and hide a beds can be uncomfortable. No refund will be given due to the discomfort of these beds. Please bring additional toilet tissue, bath soap, paper towels, detergent, dishwasher soap, garbage bags, and beach towels/chairs.
PETS: Guest(s) are not to bring any pets or allow visiting pets on the property or in the unit without written approval and $200.00 deposit. $100.00 of this deposit is refundable provided there is no damage caused by the pet. Violations/unauthorized pet will result of charges at a rate of $50.00 per day, plus any additional charges for cleaning, extermination and other necessary repairs or replacements.
FORM OF PAYMENT: All amounts are payable in U.S. funds in cash, cashier's check, personal check, money order, MasterCard, Visa or American Express and submitted 14 days prior to occupancy. Advance arrangements must be made to pick up key if arrival is not between the hours of 3:00pm and 5:30pm Eastern Time.
RV & BOAT STORAGE: Campers, RV's trailers and boats or commercial vehicles cannot be parked in front of any condominium, townhouse or home. Arrangements must be made to park these vehicles in designated parking areas if available.
LEGAL EXPENSE: Guest(s) will pay Ventura Resort Rentals, Inc costs, expenses and attorney's fees in and for the enforcement of covenants and agreements included in this agreement and the enforcement of any rights and remedies afforded by Statute.
REFUSE AND TRASH COLLECTION: Guest(s) agree to dispose of all trash in accordance with community rules and regulations. All trash will be in tied bags and placed fully in community dumpsters or in private garbage can(s) and set out on curb according to community schedule.
RENTAL CONDOS FOR SALE: Rental condos may be on the market for sale. In that event, owners reserve the right to allow showings by themselves or by agents to qualified buyers by appointment only. Guest(s) will be notified in advance.
LOST OR UNRETURNED KEYS: Guest(s) will pay cost for replacement. Cost will be $65.00 per key and $50.00 for each Club Card and/or pool pass issued and not returned. Pool pass(s) require a $50.00 deposit at time of issue. Each pass is good for up to 4 people, and refundable when returned.v
